The buyer is seeking a contractor to provide retail leasing and property management services for its facilities. The contractor will be responsible for marketing retail spaces, identifying tenants, negotiating leases, and managing tenant relationships. Services include developing marketing strategies, conducting market research, and providing monthly reports on leasing efforts and rent collection. The contract will be for a base term through September 2025 with four one-year renewal options.

• At least five years' experience representing landlords on retail leasing transactions
• At least five years' experience managing retail properties
• Possess all professional licenses required by the District to perform the Services

• Develop and implement marketing strategy for retail spaces
• Identify and vet prospective retail tenants
• Negotiate letters of intent and lease terms with tenants
• Serve as primary point of contact for retail tenants
• Track rent payments and lease obligations
• Provide monthly reports on leasing efforts and rent collection
• Conduct market research on rental rates and trends
• Advise on building materials, signage, and tenant fit-out plans
• Handle eviction processes as needed
• Provide property management services for retail spaces
