The buyer is seeking a Construction Manager at Risk (CMAR) for the New Player Development Academy project at Joker Marchant Stadium. The project involves constructing a four-story building with player dorms, dining facilities, offices, and site improvements. The CMAR will provide pre-construction services, develop a Guaranteed Maximum Price, and manage all aspects of construction. The project is expected to break ground in Spring 2025 and complete in Q4 2026.

• Must have at least ten (10) years of experience managing similar public safety projects/buildings
• Must be a licensed state certified general contractor

• Provide pre-construction services including design review and cost estimating
• Develop and submit a Guaranteed Maximum Price (GMP) proposal
• Manage all aspects of construction process as General Contractor
• Coordinate and ensure compliance with all insurance requirements
• Hold weekly construction progress meetings with stakeholders
• Prepare monthly construction progress reports and cost status reports
• Ensure quality control and value engineering
• Obtain all necessary permits and oversee inspections
• Provide project close-out documents and as-built drawings
• Manage subcontractor bidding and selection process
