The buyer is seeking Construction Professional services for the construction of a High School Agriculture Facility Addition. The project involves the construction of a kitchen expansion to the existing Agriculture Facility. The selected contractor will provide preconstruction consulting services and manage the construction process. The contract will be a Construction Manager-at-Risk (CM @ Risk) delivery method with a Guaranteed Maximum Price (GMP) agreement.

• 1/6/2025 - Deadline for written questions
• 1/20/2025 - Proposal Due Date
• 1/22/2025 - Owner completes evaluation
• 1/23/2025 - Interviews with Finalists (if needed)
• 1/23/2025 - Fee negotiation with highest ranked firm
• 2/13/2025 - Recommendation of Firm to Banks County BOE

• Not ineligible, debarred, suspended, or excluded from bidding by any agency
• Sufficient bonding capacity for anticipated total cost of work
• Current Contractor's Public Liability Insurance policy with specified limits
• Valid licenses to do business in Georgia
• Current ratio of 1.0 or higher
• Experience Modification Rate over past three years of 1.2 or less
• Not terminated for cause or currently in default on any public works contract

• Provide preconstruction consulting services
• Manage construction of kitchen expansion to existing Agriculture Facility
• Conduct technical review and cost verification
• Perform value engineering and schedule development
• Coordinate work of all construction and miscellaneous contracts
• Ensure safety and scheduling of the project
• Select subcontractors through competitive selection process
• Provide cost estimating services
• Manage project budget and schedule
• Oversee quality assurance and compliance with construction documents
