Buyer is seeking qualified investors-developers to repurpose or replace the former Maury Loontjens Memorial Library building. Buyer aims to implement a long-term lease for renovation or reconstruction, or sell the site for development. The project should enhance quality of life, conserve historical resources, and encourage compatible forms of development. Buyer is open to considering all proposals for the site's reuse.

• At least ten years experience in adaptive re-use and renovations of commercial or residential buildings
• Experience with public use buildings

• Repurpose or replace former library building at 35 Kingstown Road
• Implement long-term lease for renovation or reconstruction
• Develop appropriate business and/or residences
• Enhance quality of life through revitalization of Pier Village area
• Conserve historical/cultural resources and strengthen link to surrounding developments
• Encourage compatible forms of development (residential, mixed-use, commercial, cultural)
• Increase town revenue and employment opportunities
• Expand Pier Area activity and connect to Town Beach, Ocean Road and Boon Street
• Design space to accommodate flexible range of uses (residential, retail, shopping, restaurant)
• Manage marketing, operations, maintenance and financial aspects of the project
