Buyer is seeking a highly qualified Commissioning Authority for campus projects. The successful firm will collaborate with design and construction teams to ensure system functionality and complete commissioning activities. Services include reviewing designs, working with contractors, documenting commissioning, and providing LEED certification support. The scope covers various building systems including HVAC, plumbing, electrical, and building envelope. Buyer may award to multiple firms for one year with option to renew for four additional years.

• 1/31/2025 - Mandatory Pre-submittal Conference
• 2/7/2025 - Questions Due
• 2/14/2025 - Answers Issued
• 2/27/2025 - Proposal Due Date
• 3/10/2025 - Interview Short List Announced
• 3/13/2025 - Oral Interviews

• 5 years documented experience in building commissioning
• Fully staffed office within 100 miles of project site
• Supervision by Professional Engineer licensed in Colorado
• LEED Accredited Professional on commissioning team
• Not financially involved with construction companies on project

• Review and provide input on design and construction documents
• Work with construction team to ensure complete system functionality
• Commission specified systems and document commissioning activities
• Provide documentation for LEED certification if applicable
• Follow ASHRAE Guideline 0 and Standard 202 for commissioning process
• Generate deliverables listed in ASHRAE 202 Table A1
• Commission HVAC, plumbing, electrical, lighting control, and building envelope systems
• Perform building envelope testing services if requested
• Review testing specifications and coordinate appropriate level of testing
• Provide measurement and verification services
