Alabama Real Estate Appraisers Board

The buyer seeks a contractor to evaluate appraisal work product for USPAP and state law compliance in appraiser credential upgrade applications. The contractor will examine reports, provide findings, and maintain confidentiality. The buyer requires an experienced, licensed appraiser with review expertise. The contract is for 12 months with options to renew for four additional 12-month periods.

• 2/26/2025 - Question Deadline
• 3/10/2025 - Proposal Due Date

• Hold AQB approved Certified Residential or General Real Property appraiser credential
• At least seven years' experience in residential and general appraisal review
• No discipline of any professional license in any jurisdiction within past five years
• Current real estate appraiser license as Certified Residential or General Real Property Appraiser
• Compliance with Federal and State immigration laws

• Evaluate appraisal reports for USPAP and state law compliance
• Examine work product for basic components and understandability
• Provide dedicated email for delivery of appraisal reports
• Submit proposed report form to the Board for approval
• Identify USPAP edition applicable to the work
• Identify assignment elements evident from the report
• Communicate with applicants regarding questions related to the work
• Provide report of findings for each appraisal within 14 days
• Maintain secure filing system for submitted reports
• Develop and maintain system for confidential record retention
