Buyer seeks a Design-Build team to construct a Transit Center Parking Garage on the main UNLV campus. The project requires a minimum of 1,500 parking stalls in a six-level structure located north of Joe Delaney Lane and south of the existing UNLV Transit Center. Construction is anticipated to start first quarter 2026 with completion in first quarter 2027. The project will follow a two-phase selection process where finalists from this preliminary proposal phase will be invited to submit final proposals.

• Ability to obtain performance and payment bonds as required
• Ability to obtain general liability and errors/omissions insurance
• No breach of contract findings in past five years
• Not disqualified from contracts under specified Nevada statutes
• Team members must possess required Nevada licenses and certificates
• Prime Contractor qualified for public work per NRS 338.1379

• Design and construct a minimum 1,500 stall parking garage
• Maintain six-level height limit as shown in design drawings
• Create sidewalk connections to campus from all sides of building
• Develop guaranteed maximum price for the project
• Implement effective safety plan and quality control measures
• Comply with Nevada State Labor Commission requirements
• Maintain minimum 15-foot setback from east property line
• Coordinate with existing UNLV Transit Center
• Obtain performance and payment bonds per NRS 339.025
• Submit comprehensive design-build approach and methodology
