Buyer is seeking a Construction Manager at Risk for the Airport Center Complex Building 3 project. The project includes an approximately 159,000 square foot five-story office building, a multi-level parking structure, surface parking, landscaping, and site improvements. The facility will be located at the northwest corner of I-95 and State Road 80/Southern Boulevard in West Palm Beach. The construction manager will provide pre-construction services, develop a GMP, and manage construction through completion.

• 5/15/2025 - Non-mandatory pre-proposal conference
• 6/2/2025 - Deadline for questions
• 6/16/2025 - Proposal Due Date
• 6/1/2026 - Anticipated construction start
• 6/1/2027 - Anticipated completion date

• Active State Contractors Certification or Palm Beach County Certificate of Competency
• Ability to be bonded for a project with construction cost of $100 Million
• Surety company currently listed with United States Treasury

• Provide pre-construction services and planning
• Develop a Guaranteed Maximum Price (GMP)
• Construct a 159,000 square foot five-story office building
• Build a multi-level parking structure with approximately 185 spaces
• Manage all scheduling and coordination of the project
• Publicly bid trade contracts
• Ensure SBE participation meets minimum 20% goal for subcontracts
• Perform design reviews and value engineering
• Implement resiliency principles and sustainable practices
• Complete construction by June 2027
