Buyer seeks an Operator to install, maintain, and operate outdoor pickleball courts at East Colfax Avenue and North Broadway Street. The project includes planning, design, engineering, and installation plus ongoing operations and maintenance. The contract will be for a 5-year term with two 1-year renewal options. Operator must balance public use with member programming while providing high-quality services to residents, visitors, and the Downtown workforce.

• Proof of Good Standing with the State of Colorado
• Experience in pickleball court operations and maintenance
• Ability to provide full funding for installation and operations
• Previous partnerships with municipalities or similar entities

• Design and install outdoor pickleball courts at East Colfax and North Broadway
• Implement sound mitigation practices for outdoor play
• Provide year-round operations 7 days a week (5am-10pm suggested)
• Balance public free play with paid membership programming
• Maintain courts including cleaning, snow removal, and repairs
• Provide security through staffing, lighting, fencing, and cameras
• Employ full-time experienced manager for daily operations
• Develop community engagement programming for inclusive participation
• Comply with Denver's sustainability efforts for energy and water conservation
• Provide office and storage space for operations
